Gary D. Rappaport, a self-made multimillionaire in the retail property sector, recounts his journey from a modest upbringing to becoming a successful entrepreneur in his book, Investing in Retail Properties. Raised on Long Island, Rappaport's success stems from his father's entrepreneurial spirit, optimism, problem-solving, integrity, and people skills, which he combined with his own knack for numbers. Transitioning from a paperboy to a property developer and owner, he meticulously details his wealth-building strategies, from acquiring undervalued commercial real estate, and raising equity capital, to leveraging tax advantages. However, he warns of the risks and challenges, including financial stress and macroeconomic fluctuations. Additionally, he highlights the life changes that come with such a venture, providing an honest insight into his personal experiences and the lessons learned over 40 years in the industry.

It's the case studies that I found most interesting in Investing in Retail Properties by Gary D. Rappaport. These stood out to me as the ties that bind all the information that Rappaport delivers to real-life outcomes. As this is the book's third edition, readers will find the information both thorough and completely up to date. It includes full-color photos, a multitude of tables and graphs, and gems of factoids such as writing off passive losses and researching market areas for a maximum return on investment. The book is almost encyclopedic in its scope but is parceled out in extremely well-categorized sections. The writing is clean and accessible to readers who are completely new to the subject, and it is not patronizing to those who have greater knowledge. By the end of this volume, readers will have a much deeper understanding of retail property investment and the tools necessary to make informed decisions. Very highly recommended.
